Property Conversion & Renovation
3 West Drive, Tooting, London SW16

The rear of the property during renovation in Wandsworth, LondonPBPS has just completed a full renovation on a 5000sq foot Edwardian property in south west London. With change of use from a council owned hostel to a private residence, it was wonderful to open up the house to its original form and make perfect use of the space. This involved demolishing an old council extension and replacing it with a new kitchen diner extension, more in keeping with the house. PBPS had to take into consideration the current insulation and building requirements due to it being converted from a commercial to a residential property. All the rooms are now thermostatically controlled, the windows are double glazed and the insulation requirements have been exceeded.

The brief was to enhance the character of the house by bringing out its original features, like restoring or replacing original stained glass windows, restoring the original pine flooring, sanding down the original woodwork , matching the wood stains, matching the original skirting, and re installing fireplaces in all the rooms.

The house needed a new roof, replacement windows, new electrics and plumbing throughout.

It now has 7 bedrooms, plus a separate annex, 3 bathrooms, a family room, a drawing room, a study, a gym and a cinema room. It sits beautifully in half an acre of surrounding landscaped gardens.
